Your commercial roof is the first line of defense for your building, and just like any other aspect of your building, problems and issues are inevitable.
However, proper care and maintenance can mitigate the severity of these issues and even prevent them. To help you understand some of these issues and figure out what you need to do to prevent them, we have listed 6 of the most common problems we see in the commercial roofing industry.
1. Age and Proper Maintenance
A properly installed commercial roof should last at least 15-20 years. But with most things, as the roof ages, it will become more susceptible to damage and issues. Not performing regular inspections and keeping up on maintenance or repairs will significantly decrease the life span of your roof.
2. Improper Materials and Poor Installation
Choosing the wrong materials for your roof will have a huge impact on the life of the roof. Not only do you want to choose the right materials, but you want to be sure to work with a reputable contractor. The right contractor will be able to help you determine what materials are best for your needs. A reputable contractor will also be able to install the materials properly and follow manufacturer guidelines. Installing the roof improperly will not only cause more problems with the roof, but it will likely void the warranty from the manufacturer.
3. Wind Damage
Forceful winds can cause several problems when it comes to commercial roofs. Billowing, tenting, and blow-offs are most common. High winds can also blow off vents and caps and allow water to get into the roof. If you notice any of these damages to your roof it’s important to get them repaired right away as these damages often spread quickly.
Punctures need to be repaired right away or they will lead to larger issues. Most punctures are caused by high traffic or debris on the roof. Limiting traffic or adding walk pads to the roof can help to decrease punctures in high traffic areas. While debris is not always avoidable, you can make sure to have the roof inspected and cleaned after a major storm. You can also trim any overhanging trees to eliminate debris from falling onto the roof.
Improperly installed materials, punctures, wind damage, loose flashing and many other problems are all reasons leaks may occur. Once water gets into the building it can wreak havoc on your building and the assets inside and ultimately cost the building owner. Performing regular inspections and repairing even the smallest leaks right away can help reduce the amount of damage caused by leaks
6. Ponding Water
It is common on flat roofs to have areas of ponding, where standing water collects in one spot. Ponding water is normal after rain or melting snow, however, if the water does not drain after a couple of days that is usually a sign of poor drainage and can ultimately lead to issues. If you have this issue check to make sure your drains are clear of any debris, if that does not solve the issue call a reputable contractor to take a look and determine what is causing the ponding.
