1. Age and Proper Maintenance

A properly installed commercial roof should last at least 15-20 years. But with most things, as the roof ages, it will become more susceptible to damage and issues. Not performing regular inspections and keeping up on maintenance or repairs will significantly decrease the life span of your roof.

2. Improper Materials and Poor Installation

Choosing the wrong materials for your roof will have a huge impact on the life of the roof. Not only do you want to choose the right materials, but you want to be sure to work with a reputable contractor. The right contractor will be able to help you determine what materials are best for your needs. A reputable contractor will also be able to install the materials properly and follow manufacturer guidelines. 3. Wind Damage

5. Leaks

Improperly installed materials, punctures, wind damage, loose flashing and many other problems are all reasons leaks may occur. Once water gets into the building it can wreak havoc on your building and the assets inside and ultimately cost the building owner. Performing regular inspections and repairing even the smallest leaks right away can help reduce the amount of damage caused by leaks

6. Ponding Water

It is common on flat roofs to have areas of ponding, where standing water collects in one spot. Ponding water is normal after rain or melting snow, however, if the water does not drain after a couple of days that is usually a sign of poor drainage and can ultimately lead to issues.
